Deck Inspections For Real Estate Transactions & Safety

May is Deck Safety Month! Sponsored by the North American Deck & Railing Association (NADRA) , for the month of May, William Leys Waterproofing Consultants LLC is offering San Luis Obispo County homeowners and renters of single family homes a 25+ point inspection of their wood/waterproof decks for only $200, regularly $350.00. This offer is not applicable to inspections for real estate transactions or commercial/HOA/Apartments subject to SB 326 or SB 721. This offer is good from May 1, 2025, to May 31, 2025.

Over 30 people have died and thousands more have been injured from deck collapses in the United States since 2005. In most instances, it was found that the deck had serious structural issues that when combined with the weight of 10-30+ people, the deck was unable to support the stress placed on it, resulting in the deck collapsing, sending people and everything else on the deck crashing to the ground. Older people and young children are most at risk of being killed.

In June of 2015, a deck in Berkeley with 13 students from Ireland failed, sending the victims plunging to a concrete sidewalk below, killing 6 instantly and leaving 7 with permanent injuries. Seven years later that deck claimed another victim when a survivor succumbed to their injuries. The deck was found to have serious structural damage from water infiltration that occurred when it was built.

ROOF & DECK INSPECTIONS FOR REAL ESTATE TRANSACTIONS

Buyers of real property in California should always exercise due diligence when it comes to buying a home. A home inspector should be retained to perform a general inspection of the property, a septic system contractor should inspect the septic if applicable, a roof consultant like ourselves should inspect the roof system, and if the home you are considering purchasing has a deck or balcony made of wood or has waterproofing on it, William Leys Waterproofinging Consultants LLC should inspect the deck for structural and waterproofing issues.

In the past we’ve seen buyers purchase a home with a deck, forgo an inspection on it only to discover later that the deck is unstable, doesn’t meet current codes and now needs expensive repairs. The average deck build these days can run around $125-$175 a square foot.

Inspections are typically $350-500 for a single family property and we inspect all decks on the home, complete with a full report and photograph’s documenting our findings.

Contact us today via email to LeysWaterproofingConsultants@gmail.com or by phone at 805-801-2380 to get a quote and get started. Most inspection reports are delivered the same day as the inspection.

Nationally syndicated home inspector columnist Barry Stone paid us a high compliment calling our work “very impressive”.
