We’re pleased to announce that we have been retained to perform an investigation on a leaking tiled deck on an estate property in Santa Barbara CA.
A deck at the home has had a history of leaks, leading to damage to ceiling finishes and walls below.
The property owner found us after doing a search for a deck waterproofing expert online. We’ll be investigating the leak with visual observations, borescope camera and moisture meters to determine the path of the leak back to its source(s) and write a report after examining the plans, specifications and drawings and comparing the as-built deck to the design intent.
With a history of being able to solve problems and determine responsibility as to what trade may be responsible, our latest client is confident in our abilities to help him recover damages from the appropriate trades that created the defect.

We have a Toyota Tacoma, a vehicle that’s legendary for going 300,000+ miles or more. However the taco still needs maintenance, repairs and replacement of parts to get to 300,000 miles. Oil changes, flush the transmission, rotate the tires, a new battery. Take care of your Toyota™ and it will take care of you for years and years.
So I checked and sure enough it’s time for the next oil change. So easy, I don’t have to think about when it is time to change the oil, the vehicle tells me it’s time. The leaks occur during rain events accompanied by high winds.
Previous investigations identified what were thought to be several flaws in the window installation, however the repairs failed to remedy the problems as the leaks returned in the next storm.

William Leys Waterproofing Consultants LLC has been retained to provide leak investigation services by a large builder of medical buildings in California. The pesky leak has caused several offices in the building to be vacated during the rainy season due to concerns over potential mold hazards, never a good thing for patients visiting the building.
We will be using a spray rack to water test the facade of the building in San Luis Obispo county this week. The facade features store front windows and a stone finish on the 4 year old building. Leaks can often hide in such situations and the building’s owners and its construction team that built the building hired us to assist in the leak investigation due to our history of expertise in leak investigations and building enclosure experience.

We’re pleased to announce that we were recently hired by a Redondo Beach HOA that desperately needs to replace a failing waterproofing system on their podium deck.
The HOA sought several proposals from building envelope consulting firms and after interviewing and researching, the Board of Directors selected us, citing their previous experience working with us on their SB326 inspections and our detailed proposal and experience as waterproofing consultants.
We will be writing a scope of work to put it to bid with several highly experienced contractors, perform non invasive testing of the deck to determine if there are any issues of concern and when the work begins, we will do quality assurance inspections to ensure the work is being done correctly.
Continue reading Redondo Beach HOA Retains William Leys Waterproofing Consultants LLC To Write Scope of Work to Renovate Courtyard Podium DeckWilliam Leys Waterproofing Consultants LLC was recently retained by an upscale condominium complex in Los Angeles to investigate leaks from one recently repaired deck and stucco wall on one condo unit that was claimed to be leaking into an adjacent unit, causing damages to the home.
Using ASTM approved water testing methods, we set up a spray rack that sprays up to 2 hours of rain in a twenty minute period to mimic actual weather conditions.
Using our methodical testing approach, we were able to prove that the wall shown in the photograph above was in fact leaking. Using litmus paper and visual observations during the methodical cyclic testing as prescribed by ASTM showed conclusively that the newly repaired wall was in fact leaking at four locations.

A Low Slope Roof Installation Went Awry When The Contractor Deviated From The Manufacturers Installation Instructions

A recent consult job that we had for a client who just had a new low slope roof installed on their building showed the reason that building owners should consider hiring a quality assurance inspector to ensure that the roof is installed right the first time and doesn’t have to be done over.
A client reached out to us who just had a new roof installed on their building. They had concerns about the workmanship and requested our assistance to inspect the job and document the problems with the installation. A low slope roof with a single ply TPO membrane had multiple issues with the installation.
As you can see from the photo gallery we found numerous problems with the installation. We wrote a detailed report for the client who then was able to go to the contractor and ask them to make corrections to their work. The city building department refused to sign off on the permit for the roof because of the poor workmanship and the client threatened to complain to the Contractors State License Board if the contractor did not step up and replace and repair his poor work.

The client is interested in installing solar panels on the roof and needed to know what the buildings roof condition was, and whether they should repair or replace the roof.
For a very reasonable fee we performed a visual inspection and wrote a report for the client.
Some of our findings were that the existing roof system was splitting at seams, that multiple unsuccessful repair attempts actually were making leaks worse, and that the numerous sunlights were starting to deteriorate and would need to be replaced in the near future.

This new community will provide housing for seniors with limited incomes that will give them a safe warm place to live in a very expensive area of the country.
William Leys Waterproofing Consultants LLC will review the Waterproofing details on the plans, provide comments and suggestions to improve the weather resistance of the building at an economical cost, as well as specify a low slope roof system for the mechanical/HVAC systems that will provide a long term solution to keep the building dry and free of water intrusion.
