Our last blog post talked about an owner who hired us to perform an inspection on their condo unit at a well known West Hollywood property. The condo had experienced water intrusion while the owner was away and they came home to find water on their bedroom floor.

Remediation began with removal of flooring and drywall where mold was found. The only problem before fixing everything was to find out where the water was coming from. One clue was the fact that recent stucco and deck work had been done. Couple that with the fact that several rain storms had occurred and the answer seemed to point to the wall being the culprit.

We started with a visual inspection of the area, and made some odd discoveries. New building envelope paper was integrated into existing paper using spray foam. Flashing was assembled using sheet metal tapping screws where it overlapped the next piece of flashing. We could see several areas where stucco was visible as it had pushed the paper out, creating a path for water to follow into the building.

Returning the following morning we set up an informal water test. Using a lawn sprinkler we sprayed the wall where the drywall was open on the interior. Within 20 minutes we observed water on the interior of the building, indicating defective repairs to the building paper.

So now we can clearly see that the repairs are defective in this one limited area. However our question then becomes if this one limited area has three different areas that are leaking, and the contractor has replaced hundreds of lineal feet of stucco, building paper  and flashing, how many other areas might be leaking as well? Given the data we already have, we’d have to guess that there’s more leaks that remain unknown.

Conclusion- despite the optimism that your contractor is making repairs correctly, the realty is somewhere in between. Attention to detail is critical. Even then mistakes can be made. By having a quality assurance inspector observing and checking your contractor’s work, you can expect that the quality of the work will be much higher. That’s because when people know they are being watched and checked they spend more time doing the job right the first time rather than having to redo the work.

Pesky Leak to Be Investigated By William Leys Waterproofing Consultants LLC’s Leak Investigation Sleuths

Where’s the leak? That’s why we were hired, to find a pesky leak that has evaded detection of its source for several years.

William Leys Waterproofing Consultants LLC has been retained to provide leak investigation services by a large builder of medical buildings in California. The pesky leak has caused several offices in the building to be vacated during the rainy season due to concerns over potential mold hazards, never a good thing for patients visiting the building.

We will be using a spray rack to water test the facade of the building in San Luis Obispo county this week. The facade features store front windows and a stone finish on the 4 year old building. While we were inspecting the roof, we found the roof drain sump pit clogged up with debris. We also found that the TPO roof has reverse laps that buck water flowing towards the drain.

“Structural Issues” Cause Bay Area Condo Building to Be Evacuated Until Temporary Shoring is Installed

UPDATE AS OF 3/19/26

We spoke with reporter Kevin Nguyen at the SF Standard regarding this property after he reached out to us asking about this property. We were the source that alerted Kevin to the fact that the picture below by  Anna Nevskaya showed failed post tension cables poking out from the building.

Turns out that post tension cables that support the podium deck slab have failed. I saw a review on Google by an owner at the property and knew instantly this building is F’d.

I’ll now predict that the slab can’t be fixed and the building will have to be demolished. What engineer in their right mind would believe that the other cables that aren’t broken are ok and just recommend repairs to the failed cables? No one in their right mind would in my opinion.

Post tension cables have broken in numerous places in one area as seen in this photo taken by Anna Nevskaya (and republished here for public knowledge.) The cause is unknown but is likely related to either damage caused by a massive fire that occurred during the construction, water damage or both.

Our investigation found windows were leaking from faulty installation, deck flashing that leaked from faulty installation and as a result of our testing and report, the client was able to successfully initiate a claim against the contractors general liability insurance and recover funds to repair their damages. The client made a confidential settlement with the insurance company for well over 6 figures.
